What is a Home
Seller inspection?
It's a pre-listing inspection offered to the
Home owner to identify defects and concerns related to the
home so you can determine what needs to be repaired and/or
what condition the home is in now before you list it to sell.
NOTE: If I find a defect or a safety issue and
report on it, you have the chance to get the concern
repaired or corrected and I will gladly return to your home
to inspect that particular concern and if the concern is
addressed properly and to my satisfaction, I will remove the
item from the report and present you with a new inspection
for FREE
within HRM only. This offer is not possible for homes
outside of HRM and a small additional charge will be
required to re-inspect
This type of inspection is
very useful to have on hand to show potential buyers and
could potentially help sell your home quicker.
Why have inspection?

Determines what condition your home is in now and will
determine any areas of concern whether it be a defect or
a safety issue.

Identifies areas of concern that the seller can correct before the property goes on the market. This could possibly lead to a quicker sale and a higher resale value.

Gives you time to find licensed contractors to correct the issues of concern if any found. Contractors are extremely busy
throughout the year, so the more time you have before your
property is listed, the better.

Buyers usually base their decision on first impressions of a house so you need to ensure that impression is a positive one.
Cost of the inspection?
$199 plus HST Tax.
How long does
the inspection take?
up to 2 hours usually depending on size and age of home and
what problems are identified.

inspection?

after 5:30pm on weekdays or on Saturday and Sundays from 7am
until sunset.
